With direct access to our property file system, sellers can manage viewings and keep track of any offers and sales progression, ensuring you are fully connected with your property’s progress. Through your PropertyFile account, you’ll be able to monitor any marketing activity and follow the number of applicants we have emailed about your property.

The Standard Service Includes:

  1. Advising of the likely sale price.
  2. Advertising and marketing the Property.
  3. Dealing with all enquiries. Interviewing and qualifying potential buyers for viewing.
  4. Arranging and carrying out viewings (these can be monitored through PropertyFile).
  5. Putting forward any offers to you at the earliest opportunity in writing (usually the same day, if not the following day).
  6. Progressing the sale by keeping in touch with the legal representatives, the buyer to ensure the mortgage applications or surveys are progressing and other professionals in the chain of sales. Most importantly keeping the seller informed throughout the whole process.
  7. Additional items such as floorplan, professional photos and EPC will be charged separately. (Basic photos and room dimensions are included in the standard fee, although professional photos and floor plan are highly recommended).

Lettings Landlord Area

Using our property file system, landlords can see progress of their properties and track viewings that are booked or completed together with feedback from the viewer.

The Standard Management Service includes:

  • 1. Advising as to the likely rental income.
  • 2. Advertising and marketing the Property.
  • 3. Interviewing prospective tenants and taking up full references including bank reference, and employer or previous landlord character reference or obtaining reference checks through a third party referencing supplier. Where necessary, additional security would be requested by means of a guarantor. In cases where a company occupies as the tenant, a full bank reference or credit check would be taken.
  • 4. Carrying out the initial right to rent checks in accordance with the Immigration Act 2014.
  • 5. Providing a suitable tenancy agreement for the Property.
  • 6. Liaising with a Landlord's mortgagees where necessary with regard to references and tenancy agreement.
  • 7. Taking a deposit from the Tenant, dealing with this deposit under the requirements of the chosen deposit protection scheme (DPS) until the end of the tenancy when the Property and contents have been checked for unfair wear and tear and handling any termination issues with the Tenant and the tenancy deposit scheme provider.
  • 8. Collecting the Rent monthly and paying over to the Landlord monthly (normally sent within 15 days of collection) less any fees or expenses due or incurred for the period. Payments will be made by direct bank transfer and a detailed rent statement will be forwarded to the Landlord.
  • 9. Organising an inventory of the property prior to the tenant moving in, and arranging with service companies (principally electricity gas & water) for meter readings and advising them of the transfer of service contracts to the Tenant at the beginning of each tenancy.
  • 10. Regular inspections of the Property are carried out, the first inspection after 3 months, and following the initial inspection, they will be completed every 6 months. Responsibility for and management of empty property is not normally included, and will only be carried out by special arrangement agreed in writing between the Landlord and the Agent.
  • 11. Co-ordination of repair or maintenance including arranging for tradesmen to attend the Property and obtaining estimates where necessary, supervising works and settling accounts from rents received.
  • 12. Making payments on behalf of the Landlord from rents received for costs in managing the Property.
  • 13. Carrying out a full property inspection and inventory check at the end of the tenancy and, if necessary, preparing and agreeing a schedule of costs relating to any damage or unfair wear and tear prior to releasing the Deposit.
  • 14. Additional items and other expenses will be charged according to the scale of fees defined below.

Standard Management Fee (Items 1 to 13 above)

2 Weeks Rental (subject to a Minimum Fee of £400.00) 10% of the monthly rental ongoing.

Additional charges would be:

Maintenance Repair Limit UK Landlords (see Clause 4.2): £300.00
Maintenance Repair Limit Overseas Landlords (see Clause 4.2): £300.00
Obtaining estimates and supervision of major works: 2% of cost of work over £5000.00

Letting Only Service Fee (Items 1 to 7 above)

3 Weeks Rental (subject to a Minimum Fee of £400.00)

Letting and Rent Collection Fee (Items 1 to 8 above)

3 Weeks Rental 8% of the monthly rental ongoing. (subject to a Minimum Fee of £400.00)

Tenancy Renewal Fee: £ 200.00

Duplication and testing of extra keys: £30.00 plus costs

Issuing Notice of Seeking Possession: £150.00

Referral fee: (Items 3 to 7 above): £350.00

Lettings Tenant Area

As a tenant, from the moment you register on our mailing list, you’ll receive information about new properties 24hrs before they are live on Zoopla. It’s also possible to pre-qualify as an approved tenant (using the Canopy app), which will help to streamline your application process. Once accepted subject to contract by the landlord, the capped holding deposit with be due whilst the referencing is completed. Once completed a move in date will be agreed and the tenancy agreement drawn up and signed by all parties. The process can be followed by your account on our property file system.

  • Payment on termination (surrender) of a tenancy: £50.00
